Where the rate shows '+ tax' alongside, then local taxes at 13.5% must be added to this price. Quoting US Dollar prices net of local taxes, is common place. When booking, payment is normally made using a bank transfer, a UK Sterling cheque or a US Dollar check. Where indicated, the owners of this villa are also able to take payment using PayPal or a credit card.

As soon as you have confirmed your booking and paid the deposit (or full payment if you wish), the cost of rental is guaranteed against further increase. This guarantee is offered subject to our conditions of payment being met and providing no further amendments are made to your booking.
Booking and Payment
A non refundable deposit of £100.00 per week will be required to secure your booking. Full payment of account to be remitted at least 8 weeks prior to your booking date.
Payment of the Balance
The balance of the rental fee is due at least 8 weeks prior to the commencement of the rental period.
If Booked less than 8 weeks before departure, the full sum becomes immediately payable.
Check-in time is after 4.00 pm on first day of rental
Check-out time is before 10.00 am on the last day of rental
Any changes to these times will be made only after permission has been given by ourselves and/or our management company. Without prior consent, early occupancy or late departure from the home will be subject to additional costs.
Terms of Rental
NO OTHER PERSONS other than those on the booking form may be allowed to stay at the property at any time during the period of renting. Number of people not to exceed maximum for property. All persons on the booking form are responsible for the care of the property and are expected to take reasonable care of it. In the event of any damages or breakages you should notify our local management company at the earliest possible time.
Cancellation by us
If the client does not pay the balance due at the prescribed time, the owners’ reserve the right to cancel the booking. In this event, or if the client cancels after the booking is confirmed, the deposit will be forfeited. In the unlikely event that due to circumstances beyond the reasonable control of the owners’ necessitating the cancellation of the holiday arrangements, the owners’ reserve the right to either cancel any bookings at any time and will only be liable to refund monies already paid by the client, or make alternative arrangements with the mutual agreement of the client.
Cancellation by you
Written notification must be sent to us by recorded delivery post, and charges will be applied from the date the letter is received according to the scale below:
More than 56 days prior to departure date -- loss of deposit only.
56 -31 days prior to departure date – 60% of full rental charge.
Less than 31 days prior to departure date – 100% of full rental charge.
Limitation of Liability
As the owners of the property we do not accept any responsibility or liability for any accident, injury, illness or damage sustained to any person or their property during the rental period or use of pool facilities, regardless of howsoever it may have occurred.
As owners we do not accept responsibility or liability for any failure of services in the home regardless of how it may have occurred. However, in the event of a problem, the renter should inform our local management company who will endeavour to do everything within reason to rectify the problem.
As the owners we will not be liable for loss or delay caused by any of the following:- strikes, industrial dispute, riots, political unrest, hostilities, war or threat of war, terrorist activity, fire flood, technical/weather problems with transport, aircraft grounding, closure of airports or ports, weather conditions or any other event beyond the owners or our agents control.
It is a condition of this booking that all members of your party should have travel insurance which will provide adequate protection against delays, cancellations and loss or damage to your personal possessions or baggage. Medical treatment in the USA is extremely expensive and you should ensure that you are adequately covered by a travel policy that includes travel to the USA
Forming part of Formosa Gardens, Rolling Hills is one of the closest communities to Walt Disney World Resort, offering executive villas in quiet cul-de-sacs. Situated within a conservation area and surrounded by lakes, the area attracts bird life and wildlife alike.
Getting to Walt Disney World Resort is really a case of head for highway US192, then onto World Drive. Such a location means that it is ideal for getting to the parks Disney early, with the ability to return to avoid the midday heat.
Around 2 miles away on US192 is the Formosa Gardens Village shopping complex, which has a supermarket and pharmacy, walk-in medical centre, liquor store and a selection of other shops (including an ATM cash machine).
For eating out, there is a selection of restaurants and eateries, which include an Outback Steakhouse, Red Lobster, TGI Fridays, Giordano's Italian restaurant, Golden Corral, Shoney's, as well as an Indian, Chinese and Japanese sushi bar. For quick snacks, there is also a Subway, Taco Bell and Dairy Queen.
Heading onto US192 towards Kissimmee, you will find numerous restaurants for eating out and an almost equal number of themed crazy golf to work off the meal!

The Villa at 2000 sq ft is the largest single storey type on Rolling Hills and has vaulted ceilings. The main living areas are fully tiled . There is the added advantage of a separate lounge in addition to the normal Family Room, providing a perfect environment for 2 families sharing. A separate Dining Area provides for formal dining plus a Breakfast Bar with Bar Stools for casual eating.
In the Family room there is a full size entertainment centre containing a large screen cable colour TV, DVD, video player, Hi Fi system, X Box/play station etc

The Kitchen is fully equipped for a self catering vacation.
For your comfort the Villa is fully Air-conditioned, providing cool air in the hot months or hot air if it becomes cooler. For added comfort there are ceiling fans in all main areas. For peace of mind there is a Brinks monitored Alarm Security System with instant one button access to emergency services and a Wall Safe to provide security for valuables. For safety there are Child alarms installed on access doors to pool area and emergency lighting and smoke detector alarms throughout the Villa.
Sleeping 8 persons with 2 Master Suites it is just perfect for 2 families sharing. The 2 Twin Bedrooms with separate adjacent Bathroom is just perfect for the children. Eight persons can be comfortably accommodated in the 4 double bedrooms but in addition there is a Double Sofa Bed in the separate Lounge. All bedrooms have two sets of bed linen and ample towels are provided, for both house and pool use. For baby there is a full size Crib and Highchair.
All Bedrooms are fully carpeted and all have 20 in. colour TVs/LCD TVs.
The pool area is fully screened and importantly is South Facing so you have the advantage of the Sun all day. The pool itself is upgraded to a large 30ft x15ft and may be illuminated at night. Electric pool heating is available for the colder months. In addition there is a separate Hot Tub. The Extended Pool Deck with night illumination has adequate Luxury chairs & Sun loungers. There is a Sun Umbrella with round table and luxury chairs. Pool & Deck overlooks private pine woods and is screened either side with a tall hedge ensuring total privacy.
No parking problems here! A Double Garage plus concrete drive providing off road parking for up to 4 vehicles.
A pleasant well maintained private garden with mature shrubs, a Magnolia Tree & 3 mature Palm Trees complete the picture.
